What Does a 203(k) Consultant Do?
A HUD-approved 203(k) Consultant is a licensed professional — typically an experienced home inspector, general contractor, or architect — who is listed on the official FHA Consultant Roster. They serve as the critical link between the borrower, the lender, and the contractor throughout a renovation loan.
Their involvement is required by HUD for Standard (Full) 203(k) loans and strongly recommended for complex Limited 203(k) projects.
Key Responsibilities
Property Feasibility Study
Visits and evaluates the property to confirm the renovation scope is viable and compliant with FHA 203(k) program requirements.
Architectural Exhibits & Work Write-Ups
Prepares or reviews architectural plans and writes detailed scopes of work with itemized cost estimates for submission to the lender.
Draw Inspections & Change Orders
Conducts on-site draw inspections at each phase of renovation, approves contractor payments, and processes any necessary change orders.
Loan Documentation Support
Ensures all required HUD forms, borrower acknowledgments, and draw request documentation are accurately completed and filed.

All 203(k) consultants are vetted and listed on HUD’s official roster, recertified every two years to maintain their active approved status.
Final Release & Completion
Issues the Borrower Letter of Completion and Final Release Notice once all work is verified complete to HUD standards.
